Public Notice - PB Public Hearing 2017 Proposed Zoning Amendments 1/9/17 6:30 pm

Notice is hereby given, in accordance with RSA 675:3, II and RSA 675:7, that the Greenfield Planning Board will hold a Public Hearing at the Town Office on Monday, January 9, 2017 at 6:30 pm to consider the following amendments to the Greenfield Zoning Ordinance:

  1. Amend the Accessory Dwelling Unit definition to comply with state requirements for attached accessory dwelling units. Add a reference to the new definition for all districts currently allowing accessory dwelling units.
  2. Remove the limit on maximum floor area for attached accessory dwelling units in the Rural/Agricultural District.
  3. Increase the maximum square footage for detached accessory dwelling units from 700 ft. to 800 ft. 
  4. Allow up to three (3) attached accessory dwelling units by Special Exception for properties in the General Residence District.
  5. Add a definition of “Apartment Building” to differentiate from residences with accessory dwelling units.
  6. Allow apartment buildings with a maximum of four families as permanent residents in the Center Village District. 
  7. Allow apartment buildings with a maximum of four families as permanent residents in the Business District.
  8. Remove the list of permitted business uses in the Business District and base consideration of business proposals on impact criteria to the district and community.
  9. Remove the restriction on entertainment halls in the Business District.
  10. Decrease the minimum lot frontage in the Business District from 150 ft. to 65 ft. Decrease the side and rear setbacks in the Business District from 25 ft. to 20 ft.
  11. Remove the restriction limiting professional uses and home occupations to members of the household occupying the dwelling. Remove the limit for number of persons employed in a professional use or home occupation. Number of employees to be determined by Site Plan Review.
  12. Remove the requirement for owner occupancy in a residence with an accessory dwelling unit in the Rural/Agricultural District.
  13. Enable the Planning Board to submit a copy of relevant minutes in lieu of a report to the Zoning Board of Adjustment in cases where bias or conflict of interest is possible.
  14. Repeal the Open Space Development Ordinance.
  15. Correct references to the Center Village District and Lakeside Village District.

After the Public Hearing, the Planning Board will vote to decide which amendments will be placed on the ballot for 2017 Town Meeting. A copy of the proposed Zoning Ordinance amendments is available for review at the Town Office during regular business hours. The amendments are also available on the town website via a link on the Planning Board page.
